Property developers in the Philippines are broadening their portfolios to include offices, hotels, mixed‑use projects, and data centers, even as the latter demand significant land, energy, and infrastructure.
Rick Santos, chief executive officer of a leading real‑estate consultancy, highlighted the complexity of data centers. He noted that they require extensive land, power generation, cooling systems, and robust infrastructure, making them one of the most challenging real‑estate asset classes.
The move reflects a strategic shift toward recurring‑income assets. Anjo Sumait, head of residential services, said that expanding into office buildings, hotels, and data centers is expected to improve cash flow for developers.
Beyond recurring‑income properties, developers are also pursuing large mixed‑use and township developments in provinces such as Bataan, Cavite, and Bulacan. These projects combine residential communities with lifestyle amenities, including golf courses, malls, and hotels.
Virgilio Velasco Jr., manager of investment and capital markets, cited examples of integrated projects that aim to create self‑contained cities. He pointed to developments that pair residential and commercial components with hotel brands to attract visitors and residents alike.
The country’s growing information technology and business process management sector has generated millions of jobs and billions in revenue, providing a model for further economic expansion and a potential draw for international investment.
To sustain growth, there is a call for a more favorable regulatory environment. Recommendations include streamlined permitting, easier access to incentives under the economic zone authority, faster work‑permit processing, and fair tax treatment.
Older buildings in Makati’s Salcedo and Legazpi villages are seen as prime candidates for urban redevelopment, thanks to new zoning and redevelopment measures.
Demand for niche real‑estate assets, such as personal and corporate storage facilities, is also on the rise, indicating a diversification of investment opportunities across the market.
